Don’t laugh, but I have a few questions:

We are buying our building plot in a few days; it is a new development area that is currently being developed. We will not begin construction until next year.

What do I need to pay attention to now?

- Do I have to take out insurance already?
- Does the plot have to be secured?
- Do I have to mow the plot or can I let it grow wild?
- Are taxes or similar already due?
- What about winter maintenance obligations? The plot will be accessed on one side by a dead-end street; on our side there is no sidewalk. On the other side there is a (gravel) hiking trail, which does not have winter service.

Thank you very much,
Sebastian

Hello Sebastian,

You need a homeowners' and landowners' liability insurance. This covers damages that arise because you have not fulfilled or have not fulfilled on time your duty to ensure safety. The insurance premium for undeveloped properties is based on the size of the property.

Kind regards

With us, this insurance is included in the liability insurance (a comfort version)

Property tax must be paid when it becomes due

For mowing. As far as I know, no one can force you to do it right away. But remember that you want to get along with your neighbors in the coming years. If you already make a bad impression here, you probably won’t make any friends.

I mow briefly every 4-6 weeks, or pull out the large weeds. My neighbors made it clear to me right at the beginning that they suffer terribly from the weeds.
The plot had been used as a potato field before my purchase and had not been mowed for a year before the purchase.

Now I don’t have to mow as often, the strong growth is over.
Also remember that the surveyor and the geologists want a cleared plot in order to work on it.

At the latest when the batter boards are set up, you should clear the jungle. Or have the earthworks contractor flatten it.
Our construction is starting soon, and the earthworks contractor said he will flatten everything with his machines.

Thank you very much for your answers.

Construction expert: If I understand correctly now, I first take out a property liability insurance for the undeveloped plot, and during the construction phase the builder’s liability insurance.

DerDa: For me it’s similar; at the moment the whole area is still farmland, since I am one of the first buyers I won’t have neighbors who could be disturbed.

Regards,
Sebastian

long since no one lives there, let it grow.... Eventually, it had to be mowed with a scythe mower or a professional scythe. Stay away from the DIY store scythes under 400 € ... you won't be happy with them. I borrowed one like that from a friend... unmanageable. Then a professional scythe... went like butter.
