Hello,
we have reserved a plot in the commercial area. We are allowed to have an operator's apartment on the condition that it is smaller than the commercial space. However, since we do not want to build larger than absolutely necessary, the question for me arises as to which rooms can generally be counted towards the commercial area (heating room, etc.). How can parking spaces be counted? Are the m² areas of the parking spaces (for 3-4 cars in our case) counted 1:1 against the operator's apartment m²? We have a therapeutic practice with a therapy dog. This dog needs an outdoor "kennel" and a washing place (cf. shower) under a roof in the commercial area. Can such areas be added? What other areas, rooms, etc. are there that could be specified? Unfortunately, I have not found a checklist on the www. We are currently brainstorming and collecting a lot of information to keep in mind during the conversation with the construction company.
