Hello,
My girlfriend and I have been thinking about our own house for a while now. Since unfortunately both of us have very little knowledge about financing, I just wanted to ask for opinions in the forum. About our situation:
Net income approx. €3200, equity approx. €20000, land approx. €60000, living space approx. 140m2 (basement, ground floor, attic with gable roof)

Now about the topic of personal contribution. I am a bricklayer myself and would do the shell construction completely by myself. Interior work should also not be a problem for us for the most part. Since I am also doing the construction technician training, I would involve an architect only up to the design planning and then organize the rest myself.

Our consideration is to take advantage of the low interest rates since it is actually certain that we will build at some point.

Amazing idea. And I mean that literally. With that income and equity, whether own contribution or not, the interest rates from the advertisement won’t help you. Own contribution also costs money, especially time.

- What financial scope have you considered for the house

Basically, the topic of personal contribution is very complex for banks. Regional banks know best about the local conditions and finance such projects. However, these are usually more expensive or only want to agree to short fixed interest periods.

How much time do you have per day? How high is the monthly rent? Desire to have children? Other loans, monthly expenses? and so on and so forth....

I don't see much room in your net income, especially with the equity, to build new... why not look for something used, which you then "renovate".

Your total price will be somewhere between 300,000 - 350,000 €. That means you would have to finance about 300,000 €, which corresponds to a monthly installment of 1,500 € + 300-400 € additional housing costs. And that only if you actually get the 3 % from the advertisement, which I doubt. With an appropriate term of 15-20 years, you will probably be somewhere around 4-5%. The financier will be able to tell you more precisely. We are financing 250,000 € at just under 3% interest for 20 years... but with over 150,000 € equity.
