Renovation of the community center or would you prefer a new construction...?

Hello,

after we have noticed for quite some time that our REH is simply too small / cramped in large parts for a family of four, we have now rather by chance two prospective buyers.

So it seems that we can, may, have to look for something new.........

Even before moving into our current house, the ideas always tended towards a rather unusual construction or conversion project, i.e. towards a barn, old school, old workshop or similar - but we ended up with the conventional REH :)

Now we have two thoughts or concrete properties:

Community house built in 1960
Extension 1974
Total living area approx. 250 m2
Plot approx. 1700 m2
Oil heating
Floor plans attached.

Or a new build (possibly prefab house in Bauhaus style) on approx. 600 m2.

Advantages of the community house:
the heart wants it that way :)
large plot
top location
Children would have their "own area" in the flat-roof extension (two children's rooms), corridor, bathroom, possibly kitchen, separate entrance, as well as access to the "parents' and living area"
This extension could also be rented out later when the children have left home.

The main house here would consist of a large room (approx. 150 m2) with kitchen, dining area, living room all open plan
Gallery with bedroom, bathroom and dressing room
a spacious corridor
guest WC
office room

What would need to be done?
in short EVERYTHING :)
i.e. in the extension remove the walls and create the described layout with drywall partitions
remove the old staircase
enlarge the gallery in the main house (by approx. 30 m2), pipes for water etc. must be installed
all windows would have to be removed (and there are many), partly "open" the masonry to have floor-to-ceiling windows
preferably a fireplace (possibly sensible regarding heating costs and the very high ceiling)
some sockets
new staircase to the gallery (preferably steel)
top floors

Roof?
Pipes?
For the layman, the house makes a fundamentally sound impression - we are now wondering how best to proceed here. Simply ask 2-3 companies for cost estimates for some trades, or go straight to an architect, or or or --> are there any fundamental problems with this year of construction?

We had a prefab house calculated once, which would put us at about 500 thousand EUR including land.
The community house price has not yet been negotiated, whereby the difference between the prefab house and the community house should be between 150-170 thousand EUR.
How far would you get with this difference?

I would be happy about a discussion, suggestions, ideas etc.

I would do it :D definitely has something! But I would guess that for a renovation you would have to budget a bit more – or that the heating costs might possibly eat you up. I think you should definitely have a concept if you want to tackle this!

My opinion - off the cuff: That will never be enough for the described renovation. A prime location and a plot three times as large simply cost more if the result is to be equivalent (setting emotional aspects aside). It also reads as if you don’t want/can’t do it yourselves, so there is no potential for savings through your own labor.

Hello,

I have already heard twice about around €180,000 for the renovation of single-family or terraced houses. You would not get far with your much larger project. It often turns out that the mere masonry represents a very low value. The expensive part is all the technical installations that you would have to rebuild.

Still, I would find the community center conversion more exciting. Have you ever seen "Grand Designs"?

so it is correct that we would do little ourselves (except possibly menial work that requires less expertise). We'll see - as soon as we have sold here, I will perhaps arrange a concrete inspection with an expert or architect and then see whether people are more likely to throw up their hands and say no or if a conversion at the stated costs is realistic.
We are primarily concerned with the house initially, less with the land or the garden creation.

Unfortunately, I have never seen [Grand Designs] - I didn't know it before, but it sounds interesting - thanks for the tip.
