Renovation of single-family house from 1972 // Floor plan questions

Hello everyone,

after a long time as a silent reader, I would like to use the knowledge and experiences of the forum users to help us with the planning. Since it is an existing property and the floor plan is largely predetermined, I will not answer the questionnaire for now, but I can add it later if desired.

Who are we?
A young family from the Rhein-Erft district (He 35 years, She 36 years + 1 child 0.4 years)

What is it about?
We have been looking for a property for over 2.5 years and initially focused only on a new build. Since we did not find a suitable plot for a long time, we eventually also looked at existing properties. Unfortunately, the situation there is as it is currently, and it was difficult to find something suitable. In spring of this year we finally found our house and made the purchase, and have now been working on the renovation for several weeks. Since my wife is self-employed, we need a bit more space, as she requires 1 workspace (basement) and 1 office.

Key data of the single-family house
- 1.5-story single-family house from 1972 in the Rhein-Erft district in a town with fewer than 50,000 inhabitants
- ~170 m² living space + basement, almost 1000 m² plot area (position of the house in the attachment)
- Quiet, established residential area in a side street
- Has never really been renovated, except the oil heating boiler, now built in 2005
- 2 basement rooms have normal sized windows due to a slope

What is planned?
Due to the age of the house, a lot needs to be renewed (almost a complete renovation :rolleyes:
- Windows (are still old aluminum windows, built in 1972?)
- Floor construction (currently 7 cm build-up height including covering and insulation), including door lintel height adjustment and stair adaptation
- Complete building services (electrical and sanitary lines), the oil heating will remain for now, but underfloor heating is to be installed immediately
- 2 dormers to enlarge the living space in the attic (those are already built )
- Bricking up heating niches
- Installing a controlled residential ventilation system

I have cleaned up the old floor plans a bit and entered the planned rooms. I have also already integrated the previous conversions. Two non-load-bearing walls were removed, and the two dormers are already installed (one enlargement of the bathroom and one above the old balcony, which we no longer need).

What we like about the floor plan:
- The open staircase and living room (gallery)
- Due to the generous house dimensions, there is plenty of space for later redesigns/reuse of rooms
- An additional room can still be created in the gallery in the attic with a drywall partition

What we do not like about the floor plan:
- The attic is not as spacious as the floor plan suggests due to the two open rooms. As a result, the bathroom and children's room are not very large
- The kitchen does not have direct garden access (there is a slope for the basement rooms there) and is far from the entrance
- The dressing room can only be accessed from the bedroom

Do you have any questions/comments about the planned floor plan so far? I still have to create a furnished plan, possibly in SH3D, but I am not finished yet.

The floor plans were also only partly furnished, I’m afraid they won’t help much. I left out the basement once, I didn’t change it anyway. Here is the rear view as well (I’m still looking for better pictures)

No comments / notes at all?
I at least expected something about the great scaffolding....

The problem might be that a dimensioned floor plan is missing including the planned furniture.
I tried it in SH3D, but the program is limited here and there (or I just can't use it that well...)
I'll post it anyway, maybe more comments will come then.
