House design
By whom the planning originated: friend architect, interesting is to swap the upper floor (previous entrance with foyer, living and dining room and master bedroom) with the ground floor. We like to put the children’s and master bedroom on one level and split the house into a public and a private area. We lost one room in the planning, which we do not like.
To be renovated are:

[*]Facade, sanitary, electrical, kitchen, roof and heating

Cost estimate according to architect/planner: 380,000
Personal price limit for the house, incl. equipment: 450,000
Preferred heating technology: still open – either gas + solar or geothermal – goal is a KFW 100 or 115 house.

If you have to give up, on which details/extensions
– can you give up: 3rd bathroom in the attic
– cannot give up: large living and dining room

Why has the design turned out as it is now? for example
Standard design from planner? Architect was given a free hand – we were not quite sure whether we wanted to put master and children’s bedrooms on one level
Which wishes were implemented by the architect? No wishes have been expressed so far

What is the most important/fundamental question about the floor plan summarized in 130 characters?

Does it make sense to change the existing floor plan from 1960 – with entrance on the first upper floor with living and dining room and a secluded master bedroom – so that the public area moves to the ground floor and the upper and attic floors become a private area for children and guests (with a private garden)? Does the floor plan make sense or would you approach it completely differently?

The terminology will cause confusion in the discussion, an UG - esp. if the entrance is on the floor above - I would not refer to as EG; I am also puzzled by the representation of the "EG alt" with light wells and the "EG neu" as ground level - is the terrain around the house supposed to be changed? - and the oil tank room is being demolished? - an addition with sections could clarify.

Thank you for the note. Due to the slope, the entrance is currently on the 1st upper floor and there are still two storage rooms on the ground floor that have [mürb Lichtschächte]. The oil cellar was never built because the house was then operated completely electrically. The originally existing light wells would be preserved. A change or removal of the hill would be too costly.
