Dear people,
I want to buy a house that comes with an outbuilding about 100 years old, which is used as storage. This building is divided along the long wall between two properties, so one would only own half of it. The owned part is about 12m long and 5m wide. Area thus about 50-60 sqm.
After the purchase, I plan to renovate the "own" part of the storage to use it as a music rehearsal room. But before that, I need a rough estimate of what the renovation would cost to decide whether I should buy the house at all. How do I best proceed? Who can give me such an estimate or do construction companies do inspections for free?
As a layperson, I see the following work:
- Renovate and insulate the roof
- Tear down both interior walls to create a single 50 sqm room
- Floor construction
- Thermal insulation of walls
- New windows
- Possibly brick up two of the three door openings
- I would preferably remove the wooden ceiling to the attic to have the full room height of 3 to 5 m up to the roof, for acoustics (music room). I hope there is a solution for the roof still being supported. Cross beams would not bother me.
- Install gas heating
I can also carry out simpler tasks myself.
