Renovation of an old single-family house

I am new here and have a concern right away.

We are currently interested in a nice old single-family house, which we visited for the first time today.

The house was built in 1881, has a living area of 126 sqm, and is situated on a plot of 1810 sqm.

Almost no modernizations have been made to the house so far.

The facade is fine, but it just needs insulation, etc. The roof is watertight but will also have to be redone at some point. As is common with these old houses, it is equipped with simple wooden windows. The doors inside the house are all old but in great condition.

The house has 4 connections for stoves. 2 stoves are still inside and were in use until recently.

There is no heating. All electrical wiring is still surface-mounted.

The house has 13 habitable rooms. There is a shower in one room but no bathroom and, of course, old squat toilets.

Most of the work on the house would be done by me and colleagues.



The price for all this is 20,000€. We live in the deepest Erzgebirge, such prices are not uncommon here ;)

Now my question.

What would a modernization cost?

- Windows
- Roof insulation
- Exterior facade insulation
- Heating
- Sanitary
- Electricity
- Sewage system

This is a rough overview for now. Maybe you had a similar project and could kindly provide a list. Perhaps also about material costs?

At that age and the need for renovation, I would expect a higher price than a new build.

Find a professional who will inspect the building. But it will not be cheap.

Yes, I wanted to get started next week and consult an expert. Have you had any experience with the prices?
