Renovation Floor Plan Optimization Highlights

Hello, we have bought a house from the 70s and now want to modernize it. We plan to renew the pipes and the electrical system in the shell, as well as the windows. Load-bearing walls are being replaced by columns, so the walls were mostly removed by me. Generally speaking, nothing inside remains as it was. Now I have spent many hours planning the floor plan and would like to hear opinions and suggestions on its feasibility, but also optimization ideas or ideas for special highlights. I want it to be an individual home and not a house like from a catalog. I would be very happy if someone had ideas for special features that would make the whole thing personal and unique. Nice thing, to gut and renovate a house. But what can you see there now? Best is to use red for new walls, yellow for demolition walls. That’s how it’s done so everyone recognizes it. The original design is of course colorless and dark, just like now. To evaluate a gutting, one should externally already know where the load-bearing walls and shafts run at the current time. Planning on your own is of course allowed. Still, erasing all load-bearing components is the wrong way. You’re making it too easy for yourself. Maybe somewhere you have to leave a meter standing so that a beam can be supported at all. The load-bearing capacity (statics) is fundamental. If you do it like you think, the house will collapse. Maybe you know it, but just can’t implement it for others?!

Are all those lightweight walls, the ones that appear transparent? And is the house already equipped with an offset extension as an existing structure?

The grey walls, such as the exterior walls, are load-bearing and will remain. The filled-in green wall sections are also load-bearing. The green dashed lines are former load-bearing walls and are now being replaced by beams. The transparent walls are lightweight partition walls. The extension has existed since the house was built and has so far been used as a granny flat. We have a knowledgeable builder who is consulting with the structural engineer based on these plans. I wish for small tricks or ideas that make the whole thing more individual. Not just a house with many classic rooms and that’s it.
