Renovation costs for a solid house built in 1985

Hi everyone,

since nothing is progressing with the city on our side and according to information from the building authority the largest plot on the planned meadow will be 400-450 sqm (which is at least 150 sqm too small for us), we have once again reached out a bit for used houses.
From an acquaintance I learned about a death in his neighborhood, after some difficult contact we have basically agreed with the community of heirs:

Built in ’85 solid house, 2 floors, 205 sqm living space, 680 sqm plot in a good location, fully basemented, brick-clad, 2 garages, partially high-quality equipped (including real wood parquet on the ground floor, fireplace in the large living/dining room). Electrical system and gas heating were renewed together with the brick cladding in the mid-90s.
Purchase price 400k, without realtor.

For renovations we have made the following cost estimate, we would handle the demolition work and network/satellite cabling ourselves (only 2x coax cables in the ground floor living room). Satellite dish up to the distribution, of course, by the electrician.

SAT/network 2,000 €
Radiators 2,000 €
Drywall attic 5,000 €
Floors 6,000 €
Bathrooms 20,000 €
Painting 10,000 €
Windows/doors 2,000 €

The following work should be covered by this:
3 new radiators in the basement (office & playroom)
Erecting a 3.6 m and a 2.75 m long wall on the upper floor. Additionally some plastering work in the bathrooms (should be included in the drywall budget).

New carpet on the upper floor (approx. 90 sqm), new flooring in the kitchen (approx. 20 sqm). For the children’s/bedrooms upstairs a robust carpet is enough, for the kitchen we would be fine with vinyl.

Both bathrooms would need to be renewed. Here we would completely remove everything down to the plaster. Planned: ground floor shower + toilet; upper floor shower + bathroom + 2 washbasins.

Completely re-wallpaper (woodchip wallpaper). We would scrape off beforehand and paint afterwards ourselves.
3x new basement windows and 5 new doors. My parents installed the 120€ door/frame model from the hardware store, that would be sufficient for us.

Are we on track with the costs for a medium standard, or am I partly completely off? Due to a house purchase project from early 2017 which failed because of the seller, I still have some offers here. The living space was similar, I always assumed +20-30%.

Hello, the house is 23 years old, now the major renovations are starting. I would go in with an expert and invest a few euros for that.

We already had an expert at the house. He found the condition etc. to be very good but could say little about the costs for the "normal" renovation upon moving in, or rather suggested that we would be fine with the planned ~50k. This is now the second expert where I would have liked a bit more substance/advice for the proud hourly rate.

Including a new dish on the roof? How many outlets do you want to install?



That really depends on your expectations. 2 bathrooms for 20K can already be ambitious

Before building the house, we also looked at an older house built in ’75. 200 sqm plus a full basement. So quite comparable. For new electrical work, heating, 2 bathrooms, windows, reroofing, floors and walls renovation, we ended up with 200,000 euros. Later, our financing advisor told us that the bank calculates around 1000 euros per sqm for such a renovation. Although you don’t have windows and roof on your list, you might have to address these points in the foreseeable future.

Honestly, I wouldn't know what needs to be redone with the electrical system? Each room is individually fused, kitchen has 3 circuits, and we don’t have many more sockets/switches in our current apartment (built in 2008) either. Last year, we "went through" an older house from 1968 and were also around 200k for a complete renovation. Here, I’m assuming a normal modernization that you do anyway when moving in. Windows are always a controversial topic, my parents with a house built in '82 renewed the windows on the ground floor and are now partly dealing with mold because especially during vacations/weekend trips there is insufficient ventilation. @Caspar: The satellite dish was retrofitted by us on the balcony in 2016 after the cable network in our house often breaks down. So it’s "only" about installation/grounding and connecting to the multiswitch. Planned are 6 satellite connections and 14 network outlets. Since in a previous life I learned Fi/Si and before that had several summer jobs at an electrician company and still have 2 good friends in the business, this is currently my least problem. It’s only about material costs for cables/outlets and installation of the existing satellite dish.
