Recommendations for construction companies from the Franconia region

Hello everyone!
You can probably tell from my lack of details that we are still quite early in our construction project...
Unfortunately, I haven't really been able to find anything relevant to me/us in my research so far, which is why I would like to ask you for general information or recommendations (possibly based on your experiences) when it comes to choosing a good builder.
The following framework conditions:
- Plot already available 520 sqm
- Single-family house turnkey desired (approximately between 120 and 170 sqm)
- Solid construction (brick by brick or solid precast parts, such as with Dennert Massivhaus)
- Gable roof, 1.5 floors
- Basement yes
- Price expectation (house): max. €275,000
- Building location: near Nuremberg

Maybe a lot of information is still missing... please excuse me. An advantage would be a central contact person (but this is not the most important criterion). What is important – no surprise – is that the house construction runs reasonably well.
I would be very happy about information/recommendations from you.

If the plot of land is already available, you will probably need a general contractor. A property developer would be someone who deals with the sale of newly developed plots.

Assuming it is located in a new development area, a development plan will apply to the plot. You should find out about it, as it contains information such as the percentage of the area that may be built on (as a decimal value "site coverage ratio" and as an outline "building envelope"), roof shape, slope and height, etc.

After that, you create a room program (list of rooms with sizes) and fill out the questionnaire (here at the top of the floor plan section). There you conduct the discussion about the design (you have just landed in a section that - because companies are mentioned by name there - is moderated, which delays the discussion).

Thank you very much in advance.... although we are not building in a new development area, it probably won't make any difference. However, I am actually interested in companies by name (recommendations for construction companies). Best regards

Yes, it can. Around 1960, it became fashionable to deliberately develop building areas and to establish development plans. By "new development area" I therefore did not mean only those that were meadows yesterday. The older the development of the respective area is, the more likely there is no development plan; then §34 applies, which, colloquially speaking, uses a "fit-in requirement" to make the surrounding buildings a guideline framework.


With this aspect, you are here right. But it is also worth presenting your house plans, for example in the floor plan section. You have to be a bit resilient and sometimes just tune out the noise, but then you get good suggestions (especially for points whose difficulty you yourself have not even noticed yet).

If it is actually a general contractor (GU). A more well-known one is Büttner Massivhaus GmbH near Plech. They have a pretty good reputation, build solidly. If you find a good floor plan with them, definitely a candidate. Otherwise, Sammet in Langenzenn is a good, reasonably priced general contractor who completely refrains from advertising and gets almost all his clients through recommendations. Builds fast, clean, and solid.
If you're already asking: 275k including basement? Forget it, that will be tight (here) even without a basement, especially given the quite wide range of desired living space from 120sqm to 170sqm. Possible as a shell house, turnkey in my opinion no chance.
Just roughly estimated: 150sqm, basement, VERY optimistically estimated, with a simple building shape (no projections or recesses) and simple to medium fittings, no controlled residential ventilation, no garage/parking space:
- approx. 160k shell including earthworks
- approx. 45k heating, underfloor heating, sanitary, sanitary fixtures (without controlled residential ventilation)
- approx. 15k facade / insulation
- approx. 15k floor coverings/tiles
- approx. 12k painter
- approx. 10k stairs
- approx. 20k electrical
- approx. 15k roof (carpenter, roofer)
- approx. 20k windows / front door
- approx. 10k internal connections (sewer, water, electricity, telecom, possibly gas, existing survey)
- 8k paving/terrace
- 1k soil survey
- 1k building permit and other paperwork
...
and a lot of small stuff is still missing, and garage/carport is not included yet either. If I haven't miscalculated, about 330k, mind you rather optimistically calculated. You can roughly estimate the basement at about 80k (including earthworks, interior finishing) to get a feeling for what a basement costs.

I consider 275k in the current situation (down here) unrealistic; better add 75k to 100k to that. Even a general contractor can't do magic; there will certainly be surcharges compared to what is stated in the catalogs. Therefore, study and compare the construction service description carefully beforehand. Absolutely don't assume that anything should be included (base plaster, drainage of gutters, house connections). If it isn't stated, it isn't included but can of course be added for an extra charge.
Major risk factors in my opinion: earthworks, internal connections, electrical equipment, tiles/floor coverings, sanitary fixtures. Otherwise, keep in mind what 11ant already wrote: clarify the framework conditions (what is actually allowed to be built).

The maximum of 275k€ you can forget about here around Nuremberg without a basement. Sorry no chance. But so you don’t have to go without a tip, try Astori. They are in Neustadt/ Aisch. The salesperson is pretty good
There is also Franken Massivbau or KMH. They only want your best
