Can someone help me? I still have to sort out the mess from the new property tax regulation. However, I do not have a postal address in Germany and the Elster registration refers to the registered address.

Do I therefore fall under the hardship regulation and can handle everything by mail? That would be the most practical.

Is it actually difficult and complicated to provide all the information? I don't even know what is coming. I can't register.

When I tell the locals here what I have to do and how it's going right now, they laugh themselves silly. Here you can arrange everything online. And quite uncomplicated, even without a postal letter with secret numbers.

I would just do it like that.

Depends on the federal state. The range goes from really easy to super easy ;)

Hello,

I would write to the tax office from which you have received the real estate transfer tax assessments so far. You have managed everything up to now, haven't you?

As an owner with private property without special features, you can easily submit your declaration via a separate link. They will then take care of the transfer to the office. Just search for Grundsteuererklärung für Privateigentum. It has been provided by the Federal Ministry of Finance for simplification. Whether you can use it for your case, I don't know.

After I downloaded the certificate and wanted to enter the id, Elster asked me whether I received the id by email or by mail.. so there must be a hidden option somewhere

Otherwise, hire a tax advisor for this; it doesn't cost a fortune and they will do it for you.
