Real estate purchase - sign contract draft?

Hello everyone,

I have an important question about the process of buying a property. We have looked at a property that we would like to buy.

Now there is another interested party. The agent has a notary appointment with the interested party on Friday.

The agent said that if we are faster, we will get the house. For this, I am supposed to sign an application for the preparation of a draft contract. However, it states that costs for the preparation will be incurred regardless of the purchase.

I addressed this with the agent and he told me that no costs will arise if the contract is not concluded with me but with the other interested party.

I am now unsure. Should I fill out and send the document? Tomorrow we would then go to the bank. We have already received an initial verbal commitment.

I would appreciate any answers.

Whoever orders the draft from the notary must also pay for it. If it works the way the real estate agent promises, that's good. If not, the costs are yours. Do you really want to have the house and do you have few alternatives? Then screw the incurred costs in case of doubt. No risk, no fun.

The appointment with the notary and the other interested party is already set. And now he wants to quickly send you to the notary a few days earlier? What kind of business practice is that?

I wonder that too. And what does the seller say about it? He also has to be present at the notary appointment. The real estate agent mediates the interested parties, but who ultimately gets the house if there are several interested parties is decided by the seller. At least that’s how I know it.

You have no time to review the draft. You can meet the 14-day deadline set by the legislator. You don’t do business over several hundred thousand euros with Heiopeis. People, people, don’t be so careless!!!

Yes exactly, that's how it is... We would really like to have the house.... I don't know how we should proceed now.

She said that the appointment with the other interested party has been postponed several times and she assumes that the appointment will fall through again....

But I know 100% that there is another interested party.
