Hello,
I have been reading in this forum for a long time and my wife and I have decided to now turn our dream into reality.
In January, we seriously considered building or buying our own house. Buying was quickly ruled out once we saw what was being offered on the market.
We purchased the plot from the municipality. Nearly 700 sqm for €32,000, paid in cash. Development costs of €14,000 will be added in 2018.
We chose a regional prefab house company. Shell construction for €160,000 for 200 sqm floor area including a double garage, with 140 sqm of living space. Site preparation with earthworks will cost about €35,000. I am still reviewing offers for heating, electricity, and flooring. The plan is for a pellet heating system supported by solar thermal with a 1000l intermediate buffer.
Now to my question and I hope for some answers that will help us move forward.
Regarding financing: We took out a loan of €240,000. Part of €190,000 is a loan and €50,000 is KfW funding with an interest rate combined of 1.63%. Equity of €50,000 is available and all financing costs (mortgage, notary, property transfer tax) have already been deducted.
This means that we have about €270,000 available for the house construction and interior finishing (heating, electricity, etc.).
Is this feasible or should one already consider additional financing upfront?
