Hello,
I have been reading in this forum for a long time and my wife and I have decided to now turn our dream into reality.
In January, we seriously considered building or buying our own house. Buying was quickly ruled out once we saw what was being offered on the market.

We purchased the plot from the municipality. Nearly 700 sqm for €32,000, paid in cash. Development costs of €14,000 will be added in 2018.
We chose a regional prefab house company. Shell construction for €160,000 for 200 sqm floor area including a double garage, with 140 sqm of living space. Site preparation with earthworks will cost about €35,000. I am still reviewing offers for heating, electricity, and flooring. The plan is for a pellet heating system supported by solar thermal with a 1000l intermediate buffer.

Now to my question and I hope for some answers that will help us move forward.

Regarding financing: We took out a loan of €240,000. Part of €190,000 is a loan and €50,000 is KfW funding with an interest rate combined of 1.63%. Equity of €50,000 is available and all financing costs (mortgage, notary, property transfer tax) have already been deducted.

This means that we have about €270,000 available for the house construction and interior finishing (heating, electricity, etc.).

Is this feasible or should one already consider additional financing upfront?

240,000 loan + 50,000 equity = 290,000€. why "only" 270,000?! was the land added to the equity?

what is included in the kit, which work will be carried out (more detailed and not just "shell complete")?!

is your plot already developed today? if yes, why will the costs only occur in 2018? if no, can you even start building now?!

which costs have you calculated so far? there is a huge lack of information on whether your money is enough or not. will you do the interior work yourself? do you want to hire regular companies for that etc...

no one can really help you much like this.

and the most important thing: has anything already been signed? if yes, what.

The plot is fully developed. The development costs will only come in 2018 because the municipality still has to issue other invoices first before ours are made. We can definitely build. That’s why instead of 290k, it’s only 270k since I will have to pay this eventually. So far, the loan agreement and then the prefabricated house have been signed. The house is a shell, meaning only the walls stand with windows and front door and exterior plaster. Calculated so far: Heating: 25k Electricity: 10k Sanitary: 10k BP: 35k House: 160k Total: 240k Much of this will still be done through personal labor as close relatives are a heating technician and an electrician.

I have no idea what is already "included" in such a shell house.. my first thoughts about it would be whether the following is included, or whether you have already calculated that:

-window sills inside and outside
-roller shutters
-interior doors (approx. 3,000,-)
-stairs
-stair railing
-interior plaster
-floor insulation or impact sound insulation
-screed (approx. 12,-/m²)
-painting work (apparently not included, approx. 6,000,-)
-drywall
-thermal insulation on the upper floor ([Dachschrägen und Decke])
-bathroom fixtures
-floor coverings
-garage door
-external facilities, at least the driveway
-built-in kitchen
-possibly surveying
