Purchase of land - Request for your help regarding the selection

Hello everyone,

we are about to apply for a plot of land in a newly developing residential area. It has a slight slope, and the building regulations state that cisterns are mandatory. The plot is developed. But just so you know.

We are specifically interested in 2 plots and are a bit uncertain about the pros and cons.

Specifically, these are plots 9 and 29. Plot 9 is, in our opinion, the dream plot because it guarantees a perfect view without a neighbor's house directly in sight. Also, there are no immediate houses in front, behind, or to the right of us. Only on the left is there a neighbor. As you can see on the other plan, the house on plot 9 can be built slightly offset, thus guaranteeing the beautiful view past the houses. Furthermore, we could build 2 garages here. At least, that’s how I understand the plan.

Disadvantage: it is actually quite expensive for our budget.

Plot 29 would have the advantage of also having a direct view, but the view could be lost in a few years when the trees, which are currently missing due to storm damage, have grown back. That would mean you would then be looking at a forest. But with the advantage of also not looking at a neighbor’s wall. That would be the worst for us.

Data on the development plan:

Max. eaves height 4m
Max. ridge height 8.25m

Since we are currently a bit unsure which of the plots would be preferable (regardless of budget) we would like to hear your opinion.
Pictures of the plots are also attached.

Oh, by the way, can you roughly say how much more expensive a sloped location is on average due to construction requirements (e.g. leveling) compared to a flat plot?

Consider the higher costs for street cleaning and possibly winter services for No. 9. Or the time needed for snow removal and sweeping yourself. Both can be quite annoying.

Oh, interesting point! We hadn't thought of that at all. Really an important argument. Thanks! Does anything else come to mind?

I would rather recommend No. 34. ;-)

What would bother me about No. 9 is that it is basically right in the "flight path" - street above, street below - with the resulting disadvantages of the larger street frontage. You have to like that the garden is then oriented to the SE.

Looking at a forest that is in the south, so it doesn't block the western sun, I don't see as a disadvantage now :)

To what extent is there a slope? What might the incline be like?

Thank you for the answers. We have also thought about it again and have since moved somewhat away from No. 9. The argument regarding winter clearing and also wind is definitely one. No. 34 is out of the question because there is absolutely no view to be seen here. That means the property is at the end of the street, but it has considerable shading potential due to the forest to the east and south. We don't want to end up sitting in a dark corner despite generous window fronts :D

: You can actually see the slope quite well in the attached pictures. The 30 plots are at the very bottom of the slope. The smaller numbers are above. The incline is hard to estimate. I think about 10%?
