Proposal for the optimal division of a plot with two houses

Hello, I am new here in the forum and hope that you can help me. We are considering buying a plot of land with a size of 28m width and 68m depth. The building area is about 40m and on the right side there is a multi-family house with about 6m distance to the property boundary. On the left side there is a ditch and then an agricultural road. According to the district's statement, it is allowed to build two houses, but not one behind the other. Now our question is, how can we optimally position a bungalow and a single-family house on the property. We do not want a terraced house nor a multi-family house. The plots can be divided, which in my opinion would not make sense. There should be a shelter in the form of a carport for the bungalow and a shed (thought 6x10m) for the single-family house. This is actually just a numbers game. If you divide the property, each will have 14m in width. Subtracting 3m boundary setbacks from that, each house could only be 8m wide. However, I don't know if 3m also have to be maintained to the agricultural road? Theoretically, you could build closer to the boundary with the multi-family house if the owner agrees. But why would he?

I agree with you. I am concerned with the positioning and size of the buildings. I forgot to mention the following things: Does it make more sense to build a bungalow square or rectangular? In principle, it should be a senior-friendly house. The single-family house is meant for a family with two children, and both houses should have separate driveways. Is it perhaps possible to build at the back after all, by a trick?

Introduce a cadastral excerpt and the framework conditions of the development plan into the discussion, otherwise it remains groping in the dark.

There is no development plan. It is the middle plot. The old house would be demolished.

Your site plan excerpt is very small to derive actual building boundaries. I still gave it a try (blue dashed line). The information on the requirements for the residential houses is also very sparse. So I created a suggestion using the sparse models of an expansion house provider. I’ve placed the shed on the boundary and therefore shortened it to 9m.
