Property payment to the municipality in advance

The procedure up to payment can sometimes take longer, in our case it was like this:

Reservation February 2012, then 6 months passed until the notary appointment, notary August 2012, payment by us was made 2 weeks later and a week ago, so November 2012, we were finally registered in the land register.

However, our plot is not yet fully developed, the sewer connection to the sewage treatment plant is still missing but is supposed to be completed in 2013, at some point in 2013 we will then also begin (intend to) construction.

Have you already tried talking to the municipality? Usually this is not a problem, you could suggest paying the land costs in summer 2013 and the development costs later.

Can’t you provide the costs for the land as equity by summer 2013 to avoid financing? Some equity should be available anyway.

Thanks first of all for the quick response.

I think that was a bit misunderstood.

Currently: Plot reserved for 3 months

We now want to buy it as soon as possible. Development costs are included in the purchase price.

I just wanted to know whether the municipality is allowed to stipulate that the payment has to be made in summer 2013 but the construction can only begin in spring 2014!?

Our bank offers 1 year interest-free standby period. But by spring 2014 we will have already lost 3/4 of the year and then we would only have 3 months left to build a house in order not to pay any standby interest. Seems a bit tight to me :o

Well, I thought that there might be a regulation where the municipality can only demand payment once the building land is ready for development.

That way, we have had a plot of land in possession for at least 3/4 of a year that we can't do anything with yet.

It would be a great advantage for the interest-free provision period....
