Property inspector? Experiences?

Hello dear forum,

we are currently in advanced purchase negotiations.
Actually, everything is settled, there is only one appointment left with an "object inspector" from the company Springnetter.
This person was commissioned by our bank – according to the loan agreement there must be "no objections."

Now a question to the group, this definitely is not an expert appraiser. Also, no appraisal report will be created.
What exactly does this person do? Does anyone have experience with this?

They conduct a valuation or price appraisal. They assess the condition, size, installed materials and material quality, location, and macro-location of the property.

And in the case of new buildings, they might also check whether everything stated in the loan application was actually (installed) – just to make sure that the granite and double garage weren’t replaced by laminate flooring and a carport in favor of the Poggenpohl fitted kitchen.

So it's more of a sober inventory of appearances rather than reality. In other words, more like a broker for the bank than an expert for the buyer.
