Project house construction! Masonry, sound insulation, thermal insulation?

Hello

We are currently in the construction planning phase and newcomers in this field. Most of you probably know how complicated the path to owning your own home can be. That’s exactly why we need your help and opinions!

The plot of land to be built on is near the airport, so good sound insulation is particularly important. According to the city, the noise pollution from aircraft noise is between 55 - 60 dB (see attachment, orange zone).

Does anyone have expertise in sound insulation and can give us a good tip on what exactly to pay attention to? Which building materials (for walls and roof) are particularly recommended, and which should rather be avoided?

There are many different types of walls

1. KS + WDVS
2. Aerated concrete
3. Various Poroton bricks (T9-T7)
4. Expanded clay
6. Liapor bricks
7. Jasto Z stone
8. Wall construction with several layers like in prefabricated houses

Many prefabricated house companies advertise new passive house standards and extremely good insulation and soundproofing values. However, we have read a lot about mold growth and algae problems; especially due to the decision for a house without roof overhang.

From when is very extreme insulation no longer cost-effective or even problematic? What U-value and sound insulation values should one aim for?

We have already sent inquiries to the following companies:
Grundhaus
HSE Massivhaus

Dennert Massivhaus
Jöckel Bau (Baumeister Group)
and two regional shell construction companies

Has anyone already had experience with one of the companies or can recommend an alternative? To give you a better idea, we have attached a floor plan and our architectural wishes.

If you generally have suggestions or approaches, please share them with us! We are very grateful for every single piece of advice.

Here are some more details about the dream house:
Living area: 160 - 180 sqm
Basement

Plot size: 570 sqm, 14.8 x 38 m
Building plot with 3 m distance to the neighbor is about 8.80 x 13 m
