Prefabricated house / house construction providers – who can recommend their company?

I am new here and have looked through all the topics, but did not find this topic as such.

We would like to build a house in Cologne.
It can be a prefab house or a house with "custom design."

Unfortunately, I find many providers online with huge price differences.
I want 2 full floors in Mediterranean style, a basement, and a double garage.

Some call it a single-family house, others call it a villa.
Some offer it for 140,000, others for 500,000 and more.

Surely someone here has built something similar and can recommend or advise against someone.

As always in life - there is not "either" / "or" but "both" / "and." The cheapest price is only superficially inexpensive; by moving in, it has aligned with the usual project prices - only the seller does not say this at the beginning of the discussions because they fear for their commission. The most expensive provider does not have to fear these discussions with the builders because a higher standard is already offered in the base price - the rest is pure luxury, judged differently by each person. Both variants have in common that the truth lies in the middle.

Provided that the fixed-price contract is concluded according to the status of the respectively valid technology, the respectively valid DIN standards/guidelines, the current energy saving ordinance, and the current Renewable Energies Heat Act, the construction costs per square meter and depending on the size of the city villa to be built are seriously calculated in the range of €1,400.00 to €1,200.00 for a solid house; for prefabricated houses, the price is somewhat higher due to manufacturing-specific requirements.

If you take this into account in your research, you will quickly be in a situation to recognize the reputable providers in the industry. Subsequently, you will pay attention to the chemistry between you and the seller => if he/she does the job properly, you will share your time for quite a while. Therefore, there is no "the" provider for everyone, but a reputable provider from many who offers the right proposal for you.

What do you understand by "freie Planung"? Even a prefab house can be freely planned. On the internet, you can find many opportunities to see floor plans of townhouses. If you want to have prices calculated, then take a look online; you will find quite a lot there. Maybe you will find a way here to have your townhouse calculated with your construction services.
