Prefabricated house and costs - good offers?

Hello,

my girlfriend and I are considering either buying something or building ourselves in the coming months.

While browsing through the internet, we came across countless prefab house providers and are now somewhat overwhelmed trying to keep track of everything.

Costs 148,000 EUR. We understand that it won’t stop there.
Our budget is between 200,000-250,000 EUR. Is it possible to realize our plan with that?

I have noted some questions and would be great if I could receive some information on them.

How do I recognize the good offers and which offers are "bluffers"?
I always read something about KfW 70 or 45. What value should a house have these days?

How about the walls? What thickness should they have at least? Or is it less about the thickness and more about the material? How do I recognize the good and how do I recognize the bad?

There are different types of construction like timber frame or brick by brick. My gut says that brick by brick is better. Can you say that generally?

Some providers include a solar system for water heating. Is that something one should value?

I would be very happy if you could answer one or the other question.

I would like to, but unfortunately you haven’t asked any real questions; it seems to me more like you have loosely summarized your current thoughts.

You are still at the very beginning – the best advice is to read and then go to a new development area and ask the builders there (alone and without their salespeople) about their experiences and their reasons for choosing one thing or another. There is no "one" building system and all others are bad … all have their pros and cons; ultimately, you will decide based on your gut feeling and your wallet.

If you have read in here a bit, exchanged with builders and maybe have the first idea of where your journey might go – only then should you venture onto the salesperson’s playing field. If you keep in mind that no one has anything to give away, I am confident that you will build your dream house :D
