Good morning everyone,

due to further research, I have now also come across something that is apparently very common nowadays. It’s about the topic of “Fertigkeller.” Due to financial plans that every homebuilder has, basements are often omitted nowadays, and sometimes the utility room is relocated to the ground floor, etc.

While looking for prices to possibly get some reference points for such basements, I came across the following list as an example:

Size Mitbaukeller Ausbaukeller Komplettkeller
10 m x 8 m = 80 m² 19,000 euros 26,000 euros 30,000 euros
11.1 m x 9 m ≈ 100 m² 23,000 euros 30,000 euros 35,000 euros
12 m x 10 m = 120 m² 26,000 euros 35,000 euros 40,000 euros

Exact information regarding the prices can be found on the following page: link removed

For me, first and foremost, it is now about receiving your opinions and experiences or your assessments. What I have seen so far in the forum, some built with a prefabricated basement and others completely without or with traditional brick-by-brick basements.

The variant of double-shell prefabricated basements, which are then filled (poured) on site with in-situ concrete, has made me somewhat positive, also regarding the tightness. You get "formwork-smooth walls," which makes wall and ceiling plastering unnecessary and can also save a few euros. The pre-installation of electrical conduits and sockets makes complicated chipping and laying work unnecessary. Savings effect here can also quickly be a few euros. Of course, I have also found the occasional thread in the forum here, but these were explicitly about a single manufacturer due to defects.

What is your opinion on this?

I look forward to your opinions.
Regards, Andi
