Prefab house - how to make the right decision?

Hello everyone!

Like everyone here in this forum ;) we are also planning to build a house. In the last few weeks, we had one appointment after another with various prefab house companies. Some were immediately out - some are "pretty good" - and others I even like very much. But how do you decide on "the right one"?

Gut feeling - yes ... I have a very good gut feeling about one company - but today we were told that it is supposedly close to insolvency. A look into the Bundesanzeiger showed that they did indeed make losses in 2012. But which company doesn't do that at some point?

Of course, we also want to build (have built) with a clear conscience and not have to be afraid that they might "go under" at any moment.

Of course, we will make our own decision, but it would be nice if some of you could maybe tell me a thing or two.

we have just completed the decision-making process for our "right" prefabricated house provider – so I can well imagine what information is currently pouring in on you.

Your gut feeling is an important, but not the only criterion. If you are worried about the financial situation of your favorite, a professional credit agency could create a comprehensive report on the company’s situation for about 60 - 100 EUR.

The important thing is to compare exactly what each provider offers for what money.... the price at the bottom right says absolutely nothing.

If you really can't judge which contract for work is better, you just have to have the contracts checked. That costs money, but saves a lot of nerves and probably also money in the end.
Especially with the low-priced providers, you can quickly fall into a trap. No problem at all if you know it beforehand.

Best ask people who have built with the companies in the last 2-3 years. They are happy to provide information on what was good/bad.
We did exactly that. One was recommended to us by 2 colleagues, then we added 3 more from the same league and compared. In the end, we stayed with the recommendation because we already knew the houses and the way of working.
Model homes often do not quite correspond to reality, so ask homeowners.
