Hello everyone,
we have purchased a plot of land with 761 m² and an old building in Hamburg. Originally, the plan was to completely renovate the existing house, but unfortunately the condition is so poor that we have now decided on demolition and new construction.
Since it is a corner plot and no qualified development plan (B-Plan) exists, the project will be assessed according to § 34 BauGB. There are already comparable developments in the area, so we are allowed to build two units. The GRZ is actually 0.20, but since the neighboring plots are visibly more densely built, we realistically assume 0.25. Permitted are one full storey and one partial storey. We want to build without a basement.
Our original dream was a single-family house that makes good use of the plot. We have two children and currently live very cramped, so having our own house would be a big step for us. However, new construction will be financially challenging, which is why we are currently considering selling part of the plot and instead planning a semi-detached house – so that we keep more space and remain as independent as possible from the neighbor.
We want to build as cheaply as possible, but it doesn’t have to be a prefab house – I am open to ideas, suggestions, or alternative solutions on how to implement the project sensibly. About 140 m² of living space would be completely sufficient for us.
