Plot with a north-facing orientation, how to position the house

Morning!

First the picture, it’s about plot 12.



This plot is an option for us, or rather we have to confirm or decline by Monday. The location of the plot is ideal for us, the price is right, and the size is definitely good by today’s standards.

The only problem for us is the orientation of the plot. My wife and I hate heat and too much sun and don’t want a terrace facing south, but north is too dark for us. East or west would be conceivable, but the plot doesn’t seem to offer that.

Currently, the idea is to place the “main terrace” on the north side and build a second, small terrace in the bottom south corner.

The building envelope on the plot is 18.5m (inside the dashed line).

Maybe a few suggestions will help us move forward ;-)

1,000 sqm and an 18.5m building window offer no possibility for an east or west terrace? What do you want to build??? :eek: Seriously, that is generous and gives you the possibility for garden space in all desired directions.

I would say everything is possible. At least with the few details you provided. It depends on how big the house should be and how big the terrace should be. The building area is 18.5m minus, for example, a 12m house, leaving 6.5m for the terrace. That should be enough. With such a large plot, these are really luxury problems. I somehow don't understand the problem :cool:

Simply buy and build, a terrace fits in every direction, unless you’re putting a 4-family house on it...

North is really great if you are not too hot on the sun (hahah). If the buildings are not too tall, the sun rises over the house and you still get some sun. Don’t be put off by the North. There is light there too, just not the blazing sun.

We have a similarly sized plot and have placed our house quite far to the east and south. There is still a lot of sun in the garden to the north. Since our house is not very tall, the question for us is more where to find shade. There is plenty of space to the east, also to the other neighbors, so you could place the house to the west and then you wouldn't have such intense western and southern sun all the time. With a plot of this size, you certainly won't be sitting in the dark.
