Hi everyone,

tomorrow we have our next appointment with the architect. For the factory planning and tendering, among other things, the window arrangement on the upper floor needs to be clarified.

Currently, we have two options:
1. Upper floor as shown in the attached view - overhang as a flat roof
2. Upper floor children's room south with floor-to-ceiling windows with door, dressing room also with door as access to the balcony

We are a bit undecided - cost difference according to the architect approx. 10k

What do you think?

So you care about whether there is a balcony or not, right? Personally, I would probably choose the balcony if you already have a suitable roof for it anyway. But you should discuss the exact costs again, we have already paid quite a lot here for about 10m of balcony railing made of glass and stainless steel. Then there are your floor-to-ceiling windows and the balcony flooring; I don't know if 10,000 euros will be enough, especially since your balcony looks very large.

Best regards
Sabine

I would definitely not have a balcony built that connects the children's bedroom with the parents' bedroom (window) "around the outside." Bad for privacy. In a single-family house, I find a balcony unnecessary anyway if you have a garden - my mother-in-law, for example, would not want to do without hers and also uses it. Children in puberty probably appreciate it too, but only if it is actually their own space. However, I would certainly not pay 10k for it.

It's about a mix of the appearance of the upper floor and the related question of whether or not to have a balcony. If normal windows are installed everywhere on the upper floor, then that issue is settled anyway.

However, I think it would look nicer like this:

And then you could just as well build the balcony right away :-)

I just took a closer look at the floor plan again and honestly, Child2 is already significantly more attractive than Child1 (size, orientation), so I would find it quite unfair if balcony vs. no balcony were added to that...

I would also prefer the view with the large windows, the small sets of three windows look a bit like an office building, I think.

Best regards
