Hello everyone,
we are currently in the final floor plan stage and would like to get some expert opinions here in the forum.
About the plot: we have a sloped location, distributed over the plot it is about 2.5 meters. However, the main part of that falls on a parallel edge near the street. Therefore, we place the house 5 meters away from the street and can easily build without a basement here, as the plot is relatively flat in this area. This leaves only 4 meters of garden on the southeast side, but the neighbor's house is very close to the boundary there and we wouldn't use this part of the garden anyway.
Development plan/restrictions: no development plan available, building inquiry for city villa/hipped roof has already been submitted and approved
Plot size: just under 600 sqm, roughly 30x20m

Number of dining seats: 6

Further wishes/features/daily routine: most important point: some shielding from the neighbor to the south. We have a very nice distant view to the east, so the requirement was to have the office (home office) and the bedroom on that side. In addition, we wanted the children's rooms to be somewhat shielded

What is liked especially? all rooms are well positioned, size of the living area
What is disliked? children’s room 2 is a bit narrow (2.75m)
Price estimate according to architect/planner: we will receive next week
Personal price limit for the house, including equipment: 400,000
Preferred heating technology: air-to-water heat pump plus fireplace (masonry and not water-operated). later possibly photovoltaic system and storage
- in the utility room 2 upstairs, washing machine and dryer (ventilation via the roof)
- attic should only be used as storage for boxes, decorations, etc.
What do you think about the design? Do you have any suggestions for improvement? We will probably widen the vestibule and guest WC a bit.
