It's actually obvious, isn't it? The pantry... 4m² for 2 cabinets at the end of the room, otherwise just air. Nonsense, get rid of it, enlarge the kitchen, then you can easily fit 4 to 5 cabinets in there.

The hallway on the upper floor is way too big, the bedroom can be extended all the way to the staircase. What else is supposed to happen "in the back"? Just air.

The office on the upper floor is too big, make the children's rooms bigger instead.

22m² for the utility room and storage? Way too big. Get rid of the utility room, make the living room bigger. And do you know what comes out then? A standard floor plan from every second general contractor pulled out of the drawer ;)

They don't exist because they are so nonsensical...

Unfortunately, I do not like anything about the floor plan.

On the ground floor, there are 3 rooms for housekeeping, connections, storage, etc., totaling a good 27 sqm, plus 16 sqm of hallway with a staircase whose ascent begins directly next to the front door and a storage room, which, when utilized, then resembles a standard hallway.

These 43 sqm need to be recalculated, and thus the entire floor plan.

As for the upper floor... The children's rooms have narrow floor-to-ceiling windows and no other light.

Is that really so? Because a ridge height of 11 m would also allow a two-story building with a gable roof.
