Planning our single-family house - What do you think about the design?

Hello, we have finished the preliminary drafts and now want to soon sign the contract with a solid house company.

About us: we are a small family with 1 child who is 2.5 years old and another one who will see the light of day in June.
We are 30 and 33 years young and want to start the life project after searching a long time for a plot of land, we have decided on one.

The plot is 712 sqm large and has the garden facing south, and the parents-in-law are also building new next to us on the plot to the west.
The only thing that is not optimal about the plot is the 5m building line on the north and east sides, but I got a good discount on the leasehold because of the corner plot.

About the house:

It will be about 140 sqm and will get KFW 55 with a brine geothermal heat pump including deep drilling and controlled residential ventilation + heat recovery will also be included. The manufacturer Vaillant or Stiebel Eltron is not yet decided which one I will take.
Brick facade
Underfloor heating everywhere
5x9 m garage, brick-built with flat roof.

About the floor plan, I have to say that we fell in love with a straight staircase. Therefore, I had to divide the floor plan and the rooms accordingly.
I think I succeeded well in this and the children will both get equally sized rooms, which was very important to us.
The office is small, but it is enough for us as a document storage room and for writing invoices. The printer for the house goes in there and the LAN distribution box.

So now I ask you to take a look at these drafts and feel free to give your suggestions.

I am grateful for any tips.

Hello,

the following caught my attention during a quick glance:
- the dressing room could be quite difficult to furnish, so please draw in realistic furniture here, and do you always want to have to close the door to access the wardrobes behind it?
- have you planned a cloakroom area in the hallway on the ground floor?
- even if you say that you need little space for the study, I still find it too small to be used properly

My furniture for the office fits in; they are only shelves and cabinets with a depth of 34cm or 36cm.

In the dressing room there will be a narrower window so that on the right side we can fit our existing Pax cabinets, and the wall in the bedroom can possibly be raised a bit more, I still have to check that. The door can also be turned so that it opens towards the wall to the left.

The wardrobe is in front of the G-WC on the right in the recess.

In the dressing room, the consideration of a sliding door is still being discussed.

How high is the knee wall?
In my opinion, several problems can occur with a low knee wall:
Bathtub is completely under the roof slope -> standing and getting in and out could become problematic
If the bed in the bedroom has a high backrest, the bed moves a few centimeters forward and the wardrobes are no longer usable or only work with sliding doors.

Can you fit everything into the utility room? The two doors limit the available space.

Depending on whether the storage room is to be used as a pantry, the entrance could also be turned to the kitchen side..
