Hello,
I would like to sign a planning and house construction contract with Fav.... I have had the contract checked by the Bauherren-Schutzbund so far, some changes are now being made and then it should be okay. What I am not clear about is when the financing will be done: In the financing offer from Interhyp or the bank selected by them, the requirement is the building permit or further documents of the house. That is understandable so far. But: In the planning/house contract there is a 6% deduction after submitting the building application and 6% after detailed planning. If I now sign the contract to get the planning documents and accordingly also the building permit, the provider rightfully demands the 6%. Apart from the fact that I will still try to postpone the 6% until after the building permit, this is an amount that I cannot just pay from my own capital (the land has already been partially paid from it and the surveyor costs also apply beforehand). So somehow it is a vicious circle: without signature no planning/building permit but with signature the installment but no financing. How is this usually resolved? By the way, the land is available.
