Hello everyone,
we are planning to install a as wide as possible dormer / gable dormer (approx. 6 meters) facing the garden on the 1st floor of our detached house built in 1998. We have over 3 meters of space on both sides of the property, so distance requirements will not be a problem. The house also stands free, so there is no need to maintain 1.25 meters distance to neighboring buildings.
For the building permit including structural engineering and thermal insulation certification, we have now requested offers from several local architects. Unfortunately, the prices vary greatly, so we are not sure which trend is the "right" one.
Architect 1 offers us the building planning including the approval procedure for €1,500 incl. VAT. The structural engineering and thermal insulation report would have to be provided externally. He estimated around €1,000 for this. So a total of around €2,500.
Architect 2 offers all services from a single source. That is, from planning through approval to structural engineering. However, this seems to be billed by the hour. Approximately 40-50 working hours are estimated at a price of around €4,500 incl. VAT plus additional costs.
Where does the difference of around €2,000 come from? Only the planning of the dormer is to be commissioned. So no complete renovation / refurbishment of the entire building.
Since this is our first contact with architects and this topic, we would very much appreciate some advice.
