Planning a single-family house - opinions?

We have now already had 2 meetings with our planner regarding our single-family house, which will hopefully be built next year. I have now digitized the draft plan / sketch and would like to show it to you, as we are interested in your opinion.

Brief basics:

- North is on the left and south on the right in the picture
- We are building two stories without a basement (for now only the ground floor attached)
- Access is unfortunately only possible from the south / the house will be placed as far as possible in the northeast. Garage in the northwest.
- The two rooms "Technik und Lager" will be in the garage / the house will be prefabricated / timber frame construction
- We want the entrance to be from the west
- Between kitchen/dining and living area we want an open fireplace (open on 3 sides)



Please give us your opinion!

I would be very interested in the opinions! :)

Regarding the floor plan: without knowing the property now, the access from the south seems well solved. Are those walls meant as a separation, yes?

I would try to improve the entrance situation with the garage access and WC so that the WC also gets a window. A door in the corner to the fitness room as well as a shower would also be suitable near the WC. Fitness – sweating – shower – fitness – sauna?!
But WCs without windows also have their justification – still worth having a look :)
Study room for the kids? Or office? Or maybe a guest room someday? A shower would also be fitting there, there is space after all.
Wardrobe cabinets? So no dressers that fit under a window (strip)? Where can they go?

The stairs could become a too narrow tube.
I can't imagine the light strips in a row on the east facade working well.

Windows: are they planned or placed everywhere where no furniture is currently planned? I miss usable surface area.

Kitchen: Where will the tall cabinets go? I see no space for fridge, oven, and the much-liked pull-out pantry cabinet... (or another cabinet where you don’t have to bend down). The passages beside the counter are very narrow... where are the dimensions?

Almost all doors open the wrong way! How can that be? The program and everything else don’t remind me of an architect... don’t real estate agents have this colorful software???

On second glance, more flaws than initially seen. Noticeable is that the garage area/size is the size of the footprint of a single-family house... I was waiting for that :eek:

Where is the laundry washed? I don't like this WC appendage. Why does the room protrude into the hallway? Does that have a deeper meaning? I don't find the staircase squeezed into the corner/cramped very nice. At the latest when you have to carry something bulky up there, you will curse this corner. I would also move the WC further back so that a window would be possible here and a shower fits in. I would also like to see the upper floor and related views.

And above all, dimensions are important. Because the staircase looks very short. With a room height of approximately 250 cm, that is a floor-to-floor height of about 280 cm, a properly walkable straight staircase is already about 390 cm long.

It should also be considered that a rectangular/square outline represents the most energy-efficient solution. The more elongated or convoluted it is, the more surface area there is relative to the volume, and this drives heating costs up.

Hello, the first thing that caught my attention was the TV right next to the open fireplace - I would have planned that differently. Everything else has already been mentioned, angled exterior wall, small WC without window. Best regards
