Plan to build a prefabricated house!! Small budget?

Hello,
I am planning a new build!
Dear users, I have done a bit of research and now want some feedback from you!!

So my idea:
I have a budget of €210,000. Included in the budget must be: a prefabricated house + land!
About the land: I reserved a plot a long time ago because land costs next to nothing here, hence the idea to build a house!

So my plot:
765 sqm
The price per sqm = €50 (really cheap) (€38,250)
The deal at our town hall if I have children (I have 2) and live there with my family costs as follows!
The price per sqm = €45 (I don’t think it can get any cheaper!) (€34,425)
So now I am trying to find a construction company that will give me a concrete offer!! That means a house with max 120 sqm, can also be smaller!! Should cost me turnkey max €160,000, no more!!
Since I have already obtained some offers, I think it can still be cheaper!! I have a small equity of €11,000 and would like to invest it in incidental building costs or a nice kitchen! Or for own work!

Now my concrete question: Would it be possible to reach this price? It would of course not be bad if it turned out even cheaper!!
So your opinion is requested!!!

Are the additional costs already included?

Actually, it doesn't matter... with or without additional costs, in my opinion, this is not realistic. You might get a rectangular shell house with a gable roof without dormers or similar frills for that price, but the question is whether you want that and whether the capital, time, and your own skills are sufficient to make such a house ready to move into by yourself.

very unrealistic...unless you build everything yourself...but that will probably take decades...

I received an offer of €227,000 turnkey! That was for 130sqm! €207,000 with a little own work!! Just the house!!! Then you still have to add the price of the land to that!!! So I think maybe another construction contractor could offer even better prices or???

no no links... you can safely add another 20% ancillary construction costs to the house building costs... which would be:
