Pile foundation in boundary construction

The soil investigation has shown that a pile foundation is necessary because the load-bearing soil begins only at a depth of 8 m. Since it is a narrow plot, the carport with tool shed is to be built along the boundary to the neighbor over a length of 9 m. Three piles would need to be installed here, which could affect the neighbor's house. Alternatively, the foundation company has proposed a pile foundation where the piles are virtually "screwed" into the ground. This would be vibration-free for the neighbor but almost twice as expensive for us. Does anyone have experience with something like this?

You have basically summarized it quite well yourself. These are the two alternatives and their financial implications. Please carry out a before construction start evidence preservation procedure and document the adjoining building fabric to be prepared for any later disputes.

And we will pay for the damages to the neighboring houses, not the builder's liability insurance.

Your problem, I believe, is that you have never seen something like this live, otherwise you would not seriously consider the option.

Yes, we have experience with pile foundations. Micropiles were used for us, which were drilled into the ground. It cost quite a bit more (we built a bungalow, so a larger floor area), but we knew about the costs before purchasing the plot of land. We are also very satisfied with the company that did it.

Unfortunately, I cannot say anything about the securing towards the neighbor, as it was not necessary. Please note that the slab foundation may also need to be made stronger.

We now have a cost estimate for bored piles. 19 pieces with approximately 13 to 14.5 m length. The whole operation is supposed to cost €47,000. Is that normal?
