Permissible roof pitch on the 3rd and 4th gable?

Hello everyone!

We are currently planning a single-family house in NRW. The house was previously designed with a gable roof with a roof pitch of 47°. Additionally, there was a 3rd gable with the same roof pitch. However, this one is a bit too small for us and should now be more of a classic Frisian gable. In other words, the ridge height should be higher and consequently the roof pitch steeper (the bay window above which the gable is located should not be made wider).

How does the permissible roof pitch apply in this case?

The ridge height of the 3rd gable should still be lower than the ridge height of the main roof. According to the development plan, a roof pitch of 38°-48° is permitted for the main roof. The development plan does not specify any further regulations, except for garages.

Does the roof of a 3rd and 4th gable belong to the main roof, or is it a subordinate roof and thus exempt from the regulation in the development plan?

Maybe someone can help us further.

It depends on the perception of an objective observer. If the roof structures no longer appear subordinate from the perspective of a hypothetical knowledgeable observer, but rather as independent components, they are subject to the same restrictions as the main structure. This regularly applies to dormers. In the case of bay windows, the boundaries are fluid and often lead to disagreements between the client/architect and the approval authority. Does the development plan actually only speak of the "main roof"? Can you quote the exact wording?

It speaks of the roof pitch of the main building. So not of the "main roof".

Call the district building authority, make an appointment, go there, explain, I guess they will allow it. Alternatively, raise the dormer walls higher and use a more shallowly pitched captain's gable. However, I think that won't be necessary. Talk to them. Karsten

Thanks. We have the captain gable now. But we don’t like it. I have an appointment with the architect on Monday. He will know. I just wanted to get some information myself in advance. But Uncle Google really didn’t find much.

Steeper pitch, no higher height: the base not being wider is practically already given. Where more space should come from is mysterious to me. Steeper pitch has little room to play (half the house depth minus the width of the dormer). How much would one be talking about there?

Ridge height of the captain's gable being higher than the ridge height of the main roof would also look odd.


And why would you rather want another captain's gable then - that sounds illogical to me. There would rather be more space if the third gable was flatter, through a "knee wall" in the gable. But with such a steep main roof, that doesn't look good either.


That is a different matter and rather concerns the garage, which may then have a flatter roof.
