Payment plan

today we received from a company, with whom we are in advanced planning stages, the payment schedule included in their standard contract.
How do you evaluate this? Do the payments actually correspond to the respective construction progress.

The construction sum is about 200,000 EUR and it is being built without a basement.

2.0% upon submission of the building application/building notification
5.0% upon issuance of the building permit
15.0% upon concreting the foundation slab (main house)
15.0% upon laying the ceiling over the ground floor
11.0% upon concreting the ring beam (main house)
12.0% upon erection of the roof truss (main house)
15.5% upon installation of the windows (excluding the front door)
11.0% upon application of the interior plaster
6.0% upon laying the underfloor heating pipes
3.0% upon laying the screed
3.0% upon application of the exterior plaster
1.5% upon acceptance

Paying too much too early. When the windows are installed, you have already paid 75%! If your construction company then says "Goodbye," you won’t be able to finish the house with the remaining amount. 98.5% must be paid, even if there is no heating, no sanitary installation, and no electrical installation yet?!

Planning, energy calculations, building application documents, logistics, tenders, statics, execution plans... this should be covered by the first two items, however, I do not know the costs of these items.

That was actually my thought as well. After the first two points, all the architectural services, etc. have already been provided. In our case, we would be at around 14,000 EUR. I actually thought that these two points were okay.

Otherwise, the previous comments also correspond to my assessment. There is obviously an urgent need for discussion with the company.

Based on the above-mentioned points: Could someone give an assessment of what percentage should be paid at most at which stage (so that it would still be acceptable)? How much, for example, after the first floor? How much after the second floor? How much after the roof and windows?...

I have just received the hint from the construction company upon inquiry that sanitary and electrical installation is done before the interior plaster and that a separate deduction can be made for that to make it clear. How would that then look? Accordingly, about 86% would be paid by the time electrical, sanitary, and interior plaster are completed.
