Paying for the soil survey yourself, even though it is included in the construction contract?

Hello,

I have a question about the topic of soil surveys.

We would like to build with a construction company (Town & Country), which states in its scope of services that a soil survey is included.
Now, the thing is, we want to build with a basement, where the soil survey is very important to estimate the costs of the basement and thus the total costs. However, I only get the soil survey after I have taken out the loan and signed the construction contract with the company. Only then can I make use of the included service of the soil survey that the construction company offers me. But at this point, I will have already taken out the loan, even though I don’t know without the survey whether the house with basement will cost 250,000 or 280,000 €?

Did I forget something in my theory, or how does it work?

Should I rather finance the soil survey from my own equity capital, which would reduce my equity capital if I spend it beforehand for the survey? After all, it’s also 700-1000€.

I would negotiate again with Town & Country. Credit for the soil survey not to be performed. You will probably lose a few euros, but you have the certainty before signing what is on/under the property.

Measured against the investment costs of a single-family house, €7-1,000.00 is really not much :confused: Apart from Musketier's suggestion, you can also sign a planning contract for the soil survey with Stadt & Land, which in the event that the soil conditions discourage you from purchasing a property, only covers the costs of the soil survey. Yes, I know. 1000 euros is not much when it comes to equity, but every little bit helps, hey. I should also mention that the property already belongs to us due to inheritance. I’ll ask around to see who does such assessments nearby. The price should be about right, shouldn’t it?

Hello TiloDD,

talk to Town & Country again. The company we want to build with offered us that we can have a soil survey done beforehand and they will credit us the exact amount afterwards. Maybe Town & Country does that for you as well?
