Overall Construction Management, Construction Management Baden-Württemberg

I am completely new here, but I have been reading along for some time and have already learned a lot of interesting things. Thanks for all the useful information!

We are facing a bigger problem regarding the overall construction management.

Our house was designed by an independent architect, and the implementation is now being carried out by a renowned prefabricated house company (timber frame construction, turnkey).

So far, we thought that the site manager from the house building company would take over the overall construction management (included in the total price), but unfortunately this is not the case. This would only be possible against a (good) payment.

If our independent architect were to take it over, that would also be very expensive. Honestly, we did not expect such a large sum of money anymore.

Therefore, my question to you: Does anyone know if it would be sufficient for the building approval to book construction monitoring from [TÜV] or [Dekra]? That would be considerably cheaper. Although there would only be spot checks, perhaps that might also be enough.

Maybe someone is familiar with this and could give us a tip.
