Hello,

we would like to get your opinion on our floor plan. The plot is approximately 31m x 21m, is located on a slope (it rises about 11m along the 31m side) and ends to the south with a woodland area. To the west and east are neighboring houses, and to the north there is a great view over the valley into the mountains. Unfortunately, from about the end of November to the beginning of February there are no hours of sunshine, as the adjacent mountain and forest block it. This is not the case in spring, summer, and autumn, and the sun fully reaches the property.

The windows can still be arranged freely in the rooms.

Hi,

Your floor plan has quite few details.
Do you already stand in the living room when you enter the door?
Do you also have a wall unit for a TV or similar?
Do you have a wardrobe?
The "kitchen" seems tiny to me.

The traffic route to the outside always goes through the [EZ / WZ]. Where will the wardrobe be placed? What is that opposite the front door? I see no/little space for furniture there. The kitchen is probably too small for a cooking island, at least if the cabinets are still supposed to open and you don't want to reach in from the side.

The dining table next to the stairs is not successful.

Structurally, that will surely be interesting as well.

I would also definitely plan a utility room. I also find a staircase going up in the living area inconvenient. All the heat always goes up. I am done with that. In any case, I would plan an entrance hall.

Walls are thicker than a line! I like millimeter paper drawings because you can also draw in the wall thickness in detail :D WZ is a busy traffic area. For a hillside property, a hillside house should also be planned, not a standard house. This would always look strange on the property and destroy the qualities of the property.

I want to say again that with 7 meters width inside in clinker brick solid construction, just under 6 meters remain. For the 3-meter wide kitchen (kitchen unit 65 cm, 120 cm workspace between this and island + island approx. 100 cm = 2.85 meters), then 3 meters remain for the sofa "niche," which then stands directly next to the kitchen cabinets. Do you want it like that???
