Hi, attached is our floor plan with the exterior views.

We theoretically planned the house ourselves. The company then adjusted it, and we actually like it very much.
Maybe you have some improvements? The orientation of the floor plans is wrong. You have to imagine the whole thing shifted to the left. So the bay window is on the right (east).

We haven't had the planning meeting yet.

No windows on the kitchen side because the garage is supposed to go there.

First of all, hello from me

What catches my eye at first glance:
Personally, I always find it a pity when the "expensive" bay window only houses the dressing room instead of placing the bedroom or possibly the bathroom there, but that is a matter of taste.
Am I seeing it right that you have no door between the dressing room and the bedroom? I find that a bit inconvenient in case one person gets up earlier and switches on the light in the dressing room, the other will immediately be awake as well.

I find the utility room on the ground floor a bit awkwardly shaped, which might later lead to space problems.

I would personally leave out the pantry; it is so small and narrow that I think it won't be of much use to you, and it’s not really cooler there either. Better use the pantry space to enlarge the utility room.

Are the bar stools at the kitchen island already fixed in the plan? Bar stools right next to the dining table seem a bit redundant, but again, that is a matter of taste (you could also leave out the seating at the island and instead add base cabinets on this side for more storage).

Hi, thanks first of all.

So, regarding the answers:
Unfortunately, we can’t make a bedroom in the bay window. At least theoretically. According to the development plan, you are not allowed to install openable windows on the upper floor facing the noise protection wall (and that is on the bay window side). Because of noise protection.
That’s why we put the dressing room there.
I think it’s a bit too small for a bathroom.
Additionally, we want a walk-in shower, for which something is built so that a pipe can be seen underneath (surface-mounted), therefore it’s above the utility room, where it doesn’t matter.

Yes, a door was actually not planned. I thought the light would shine around the corner .... Haha.... That can still be changed, or a curtain or something else.

Yes, that’s true, the utility room is awkwardly shaped because of the guest WC.

We just took the pantry to store food there. Not a good idea?

The kitchen was drawn like that. I don’t need chairs at the counter. I want a big kitchen island with drawers/cabinets all around (probably).

Yes, I think a pantry is a good idea and this one works for me, possibly I would consider a sliding door. But this is a matter of belief here whether pantry yes or no. Decide for yourselves. However, I agree with Dindin on the bar stools next to the dining table. Is there a basement? Then the utility room wouldn't have to be so big.

I would prefer to plan enough storage space in the kitchen instead of a pantry, and if you add a bit more space to the utility room, you can also store a crate of drinks there or a small shelf for food items that are not used daily. The pantry door only takes up space in the kitchen.

No, unfortunately no basement included. Financially not feasible.
