Hello everyone,

since we will probably be buying our plot soon, we are currently in the planning phase and have created the attached floor plan together with our planner.

All our wishes have been taken into account.

The views are the first draft; we are working hard on them and maybe we can get some input through suggestions and criticism.

Bebauungsplan/Einschränkungen
Plot size: 656 sqm
Slope: minimal incline from south to east
Site coverage ratio: 0.3
Floor area ratio: -
Building window, building line and boundary: 16m by 20m
Edge development: corner building plot (at least for now and we hope it stays that way)
Number of parking spaces: double garage including 2 spaces in front
Number of floors: 2 full floors
Roof shape: gable roof
Style
Orientation: northeast / southwest
Maximum heights/limits: building height 8.50m

South is located on the "lower" corner. To the north there is currently a turning circle.

Hausentwurf
Who designed the plan: planner/civil engineer, individual contract
What do you particularly like? Living and dining area; here we will still move the chimney into the wall thickness so that we get a corner niche from 1.00 m to 1.20 m for the corner fireplace
What do you not like? Corner between office and kitchen, as well as the guest WC will probably be too small for a shower
Estimated price according to architect/planner: n.a.
Personal price limit for the house, including equipment: n.a.
Preferred heating technology: air-water heat pump

If you had to do without, which details/extensions
-could you do without: the pergola or covered terrace, this could be realized later
-could you not do without: office on the ground floor

A few remarks:
The staircase is deliberately placed here because we wanted to be completely out of the dirt area
As mentioned at the beginning, we are still working on the views and are open to any criticism and suggestions; above all, we have difficulty with the window sizes. For example, we do not want floor-to-ceiling windows on the upper floor.

So, I think the floor plan is really not bad, the bedroom and children's room have a good size, but in your place I would consider a shower bathroom on the upper floor. I also find the stairs well positioned, that's how I want it too, also the type of stairs (easy to walk on ;) ). I also like a closed kitchen :) The entrance area is pleasantly large. The living and dining areas also have a good size. What really bothers me is this "bay window" at the top of the plan, if you have the money for it and like it, then build that thing, but it's more of a "beauty thing" than anything else (every corner in the exterior wall costs disproportionately a lot of money). This corner does not serve any real purpose or use. I won't comment on exterior views and stuff, I don't know much about that ;)

The bathroom window in the basement goes directly into the staircase? I wouldn’t want to sit on the toilet there,… You are planning with 6 bedrooms – 4 upstairs, 1 on the ground floor, 1 in the basement – Do you need 6 bedrooms? It will be a pretty big house,…

A study room and not a bedroom should be set up on the ground floor :)

I don’t think the floor plan is bad, but it is very large, which is not bad. What I find strange is that you don’t know the price this construction will cost, because I think you will still have to look into that. But I don’t know your price expectations, so I hope you have budgeted enough money.

: We know about the bay window issue and are aware of the pricing topic. We simply don’t want a "smooth" facade.

: The stairs will be a side entrance, so we do not expect much "public traffic" here. You’re right that the toilet is not ideally placed. However, there will be frosted glass installed there. The bedroom currently shown on the ground floor will be my home office and upstairs it will be a dressing and ironing room.

: We have a cost estimate and it is feasible for us and we also have a buffer in reserve.

Additionally, you should know that we have many tradespeople in our private environment. And yes, I also know the concerns of many here in the forum when it comes to this. But we know very well what is possible here and what is not. Several acquaintances have built like this in recent years and nowhere has a friendship broken because of it...

My dad owns a roofing company, which means we only have material costs here. My uncle has a construction company, here too we will not have to pay the standard price. In the heating and sanitation area, we rely on a craftsman who works closely with my father and here we also get different prices than the normal customer, especially for fittings. Electrical work will largely be carried out as DIY. The wiring is handled by a business colleague of my wife. Carpenter and tilers are close friends and here much has already been agreed on pricewise and we know that we come off significantly cheaper than the normal customer. Landscaping will be entirely done by ourselves.

Therefore, the budget we have set should be maintainable. Moreover, we have calculated a buffer.
