Order of renovation single-family house

Hello,

we have bought a semi-detached house built in 1980; oil heating from 2014 and are planning the following renovations.
Does the order of the renovation work make sense to you?
Would you keep the oil heating?

Balcony railing (the old one is too low, so this is first for safety reasons)
Remove 2 non-load-bearing walls
Install new walls
Underfloor heating and solar panels on the roof
Windows and doors
New flooring
Bathroom
Kitchen
Possibly insulate basement ceiling (depending on the recommendation of the energy consultant for KFW efficiency house)
Wood-burning stove
Balcony floor

Sounds like a complete renovation. Everything happens simultaneously. If the underfloor heating is being installed and walls are being removed, it will look like a shell construction anyway. So walls in/out and underfloor heating and bathrooms and windows and balcony all at once. Meanwhile, a new heating system could be installed – it depends on your goal (energy-efficient house?). You can insulate the basement ceiling yourself in between (I would always do that – it has a huge impact if you don’t have to heat the basement). What does solar on the roof mean? Photovoltaics or solar thermal? The former is good, better skip the latter. I don’t know the property, but a normal balcony would simply be torn down for me. From experience, it’s hardly or never used, since you have a much nicer garden anyway. What does the energy consultant say about further energy measures? Roof insulation or external insulation? Then you’re almost at new-build level. Additionally, the question whether the electrical system – if you’re already turning the place upside down – should also be renewed/expanded?

Yes, the balcony, if possible, just get rid of it. If it’s not made of wood, then it is pure poison for the energy efficiency and the energy-efficient house. Do you still need facade insulation for the energy-efficient house?

I am not a fan of facade insulation due to the enormous costs. We actually just want to see if we can achieve an efficiency level with new windows and doors and the basement ceiling insulation. The roof is insulated with glass wool. If it is not enough for the efficiency level, then it won’t be, and the individual measures will be submitted to BAFA instead of KfW. Why no solar thermal as a supplement to the oil heating?

... says someone who is doing a complete renovation. Enormous costs are a myth. And if you then perhaps get up to 40% of that funded, it’s worth considering.

Because solar thermal (no matter as a supplement to any heating) produces warm water in summer. But so much that you can’t even use it all. In winter, at least you can enjoy the sight on the roof, if it otherwise doesn’t do anything. Is the investment worth it for a few showers during the sun season? Nope...
Photovoltaics are also no great thing in winter, but when it’s sunny you can at least sell the generated energy. That is actually always worthwhile.

Well, can you really say that so generally? From 1.4.21 there are still 7.81 cents per kWh of electricity, provided that something remains after self-consumption. For the installation of solar thermal energy, Bafa pays at least 30% of the investment costs.
