Optimization of space distribution - 140 sqm single-family house - floor plan from construction company

Hello everyone! :)

We are in the decision phase of the construction (I also had a few other questions in the forum in Feb/March) and have received the first "preliminary draft" from a construction company (timber frame construction, small family business located about 20 km from the property). If we give the OK, a price and performance calculation will be made based on this and an offer will be made.
We received it yesterday and are supposed to give our feedback/change requests tomorrow.
First, some relevant info:

1. I am not sure if I am allowed to show the plans here/publicly. Therefore, my attempt to simply redraw it. I will ask tomorrow if I may do so; if yes, I will upload the received plans (including the exterior views).
2. I apologize for my drawing skills. They are not to scale (also the drawn "furniture")! I copied the sqm for each room exactly as in the plan. The numbers are all correct, even if it does not come across that way from my drawing.
3. For now, I am only concerned with the room distribution/layout or placement. What is your opinion on how/whether we could optimize this a bit? Or is this already the best-case version within the framework of all other existing conditions?
4. I have attached the development plan (graphic) and photos of the property. We have plot no. 9. There is a slope, we are aware (laser measurement done by a construction planner acquaintance + also evaluated by the construction company via cadastral excerpt – but unfortunately we do not have anything on paper yet, will get it this week), we are building without a basement and the plan is with a slab foundation. It is a new development area, no neighboring houses built directly yet, so not on the pictures.

Slope - 1.5 m in the building window
Floor area ratio - maximum main building size 140 sqm

Number of parking spaces - 2
Number of floors - 2 full floors
Roof shape - symmetrical gable roof (18 to 30 degrees) / shed roof
Orientation ?
Maximum heights/limits - max. wall height: 6.0 m

Owners' requirements
Style, roof shape, building type - gable roof
Basement, floors - no basement, 2 full floors
Number of people, age - 2 adults (44 + 37), one child 4
Space requirement on ground floor, upper floor - approx. 140 sqm
Office: family use or home office? yes, for both adults (combined with guest room)
Overnight guests per year - very often on weekends; family also visits longer - therefore we want an extra room on the ground floor
Open or closed architecture - open
Open kitchen, kitchen island - yes, preferred
Number of dining seats - 6
Fireplace - nice to have
Music/stereo wall - nice to have
Balcony, roof terrace - we hadn’t thought of it ourselves, but it’s in the plan and we definitely like it now
Garage, carport - carport

- Planner of a construction company (see above)

What do you particularly like? Why? - Roof terrace - uses upstairs and downstairs the only side of the house that looks outside/unbuilt area and offers some privacy

What do you not like? Why? - The room distribution
DOWNSTAIRS:
1. We would like the living/dining/kitchen area differently – e.g. starting from the current office? – the whole side faces north and fields, no houses, no neighbor there. We find the current dining area not so good because it is directly visible from the neighbor (neighbor’s house somewhat higher than ours) and with large glass sliding door offers even less privacy.
Where the other rooms including guest room + WC/shower, utility room come is not important to us. The ground floor should be optimized as much as possible for the living/dining/kitchen area.
UPSTAIRS:
2. Bedroom + children’s room are too close to each other. Ideally on opposite sides, but the planner said the children’s room on the north means less sun/light and we don’t want that either.
Worst case, put the bed in the other corner? And an additional window in the children’s room (where the desk is currently drawn) would be preferable to us.
3. Also, a door from the bedroom to the roof terrace is not necessarily needed for us – instead fixed glazing with a seating bench and storage space underneath might be better?
4. Having the dressing room outside doesn’t bother us, but we had thought maybe a door from the dressing room to the bathroom would be good?

Price estimate according to architect/planner: not known yet – if we like this preliminary draft, the company will do the calculation (but roughly 2700/sqm)

Personal price limit for the house, including equipment: 400K (plus land and incidental construction costs plus buffer)
Preferred heating technology: geothermal, air-water heat pump

If you have to do without, which details/additions
-can you do without: roof terrace, a few floor-to-ceiling windows (only from price perspective)
-can you not do without: almost everything else because it is already small and minimally planned in terms of rooms and size, etc.

Why is the design as it is now? E.g.
Standard draft from the planner? – we told them our ideas, they designed it like this
Which wishes were implemented by the architect? – rooms + WC/shower on the ground floor

What makes it in your eyes particularly good or bad?

What is the most important/fundamental question about the floor plan summarized in 130 characters?
What I want to know is - How to better divide/place the living/dining/kitchen areas on the ground floor – priority is to gain privacy here (as we are always in these rooms) + how to optimize the view “to the outside/to the fields” here?

It's probably not the drawing's fault - I believe that. They're definitely all outside. But you could still add a few measurements, like the width of the living area, for example. That looks very narrow. The upstairs bathroom also seems very long. And the dressing room over the hallway? Is that intentional or did it just happen that way?

Old Swede, so much slope (that looks like 2m and more) and then building with a slab foundation...

Unfortunately, this is not my thing or rather I don't know the measurements (they are not indicated on the plan). If in doubt, I have to wait for Mr., but I have tried as much as possible to stick close to the plan (I mean the size of the rooms)... yes, the bathroom is long (unfortunately I don't know why, maybe the plan just shows it that way)... And we don't really like the living area...
Same with the dressing room, we hadn't imagined it like that but it's not a deal breaker for me... especially if we could put a door to the bathroom..

So far, about 4 different construction people have been on the plot and said that because of the slope, a basement would not be necessary (1 laser survey was done recently, paper values are coming this week)... that's why we believe what they all said and are planning with a floor slab..
