Opinions on the floor plan of the new building

We would like to develop a property of approximately 700 sqm (house no. 16) with a senior-friendly basement apartment and a one-person apartment. The problem is the street (30 km/h zone) to the south. To the north, there is a cemetery with very tall trees that unfortunately stand on the boundary - timely intervention was missed by our predecessors, so we can now only hope for tree pruning of the overhang.

Currently, there is still a dilapidated house standing, which will be demolished soon. I am attaching some pictures as well as the new plan.

What is the general opinion or suggestions for improvement?

I know the old house looks cute. It is from the early 1950s with a small footprint, steep stairs, bathroom as an interior room, and still all old wiring and almost always water in the basement – so absolutely not senior-friendly.

What do you understand by senior-friendly?
How wide are the doors?
Unfortunately, I can't read any measurements, they are very unclear

The floor plan is hard for me to read on the laptop. The furnishing does not seem entirely to scale. It could get tight. Then it is a house that is architecturally age-appropriate, but in which age-appropriate living is made difficult by the furnishing (living room, dining area).

You are right, the old little house is very cute.

Enjoy the big trees. They may take some light and cause some work raking leaves in autumn, but they give you shade, fresh air, and a beautiful view.

Why do you want to place the house all the way in the north? Then the terrace and garden are squeezed between the street and the neighboring houses. Views included. There will hardly be any west sun at the terrace location because the house on the left is right in front. I would place the house in the south and add an additional covered terrace on the quiet north side of the property. It will then get full south sun and, depending on the planting of the neighboring gardens, also east and west sun. If you orient the living rooms to the north, the view of the tall trees is surely nice. You will also get light from the left and right.
