Opinion on floor plan of multi-family house

Hello everyone,

I would be interested in your opinions, suggestions, and tips regarding the floor plans of the following construction project. The property is not intended for personal use but for rental purposes.

Brief facts:

    [*]Multi-family house in a downtown location
    [*]Parking spaces need to be created; the plot is too small for an underground garage. Therefore, the ground floor will serve as garage space
    [*]3 upper floors + penthouse floor as well as a basement
    [*]

I would like to deliberately say nothing more for now and am looking forward to your comments.

Standard layouts. 08/15 - easily rentable.

Are garage driveways on the ground floor allowed there? In downtown locations, most licensing authorities actually do not look favorably upon them.

I will take the apartment on the top floor.

For renting, I find the apartments well laid out.
Maybe instead of 2 bathrooms and a storage room, the apartment on the top floor could have a 2nd children's room/office.
With 2 children and/or home office (which is also a topic outside of Corona), none of the apartments fit.

Also think that the floor plans are well suited for rental. However, the question is who you want to reach - I see the apartments mainly suitable for singles and couples, with children and/or home office rather problematic. My question would also be whether it is absolutely necessary to have 2 bathrooms on the top floor or if the whole thing would be better served with an additional room/office?!
