Once again the annoying topic: Is construction possible at all?

Hello everyone,

I am now turning to you with the combined knowledge of the forum. It is about the fact that we (25/24) want to build a single-family house in the next two years. Our key data: total income per month approx. 4000,- net basic income + max. 500,- due to secondary employment and overtime. However, I always calculate with 4000,-. I am a civil servant, my wife is a BMW employee.

The plot of land is available with 800 m² but has not yet been transferred to me. The plot itself is not yet developed.

We have imagined a living area of about 140 - 150 m² with a basement and a double garage.

Since I am lucky and have a tiler, carpenter, electrical installer/master in the family or close circle of acquaintances and also have good contacts to an architect, I now expect lower costs than from a prefabricated wooden house from the catalog -> the entire interior construction would be done by us.

We currently have equity of about 30,000.

Now my main question: I would like to take out financing in the amount of 250,000,-. I would settle the monthly repayment at about 1200 - 1300; you have to be able to live as well and the cars are no longer the youngest.

In addition, we currently have a total of three building savings contracts running, all of which still have some room.

Is our building project financially feasible and manageable in the next 2-3 years at all?

For the income, the amount of credit and repayment seems appropriate to me. However, including all additional costs, you will hardly manage with 300,000 and your wishes. Don't forget the construction helper insurance and the stress of coordinating so many helpers or dealing with defect remediation ;)

Thank you already. Bauhelferversicherung etc. are things that I unfortunately forgot again way too quickly.

Please inform yourself about the "nicht erschlossene" - unexpected high costs could arise for you. The architect must invoice according to legal fees (HOAI). Cost savings? Nope!

In 2-3 years it should be possible for you to save another 20-30,000€ in equity, right? The more the better, then the financing will change anyway. If you are planning children, then factor in loss of income! And inform yourself about the [Erschließungskosten]!

Income fits! The property already represents good equity! Then save more in the next few years and it will fit perfectly!
