Hello everyone,

we have received an offer from an architect, which looks as below. What do you think about it? Of course, further discussions need to follow; however, I am currently having difficulty assessing this in any way.

Looks more like an estimate than a detailed offer. I actually expected more from an architect... Is the pile foundation exactly clarified? Is 9m sufficient? That can often become an expensive undertaking. One item that immediately catches my eye is the exterior facilities. I don't know what you have planned and what all it includes, but 7,600,- will never be enough.

That depends on which planning phase you are in. Are there already detailed plans of the house? Is everything planned precisely? Or are you still at the very beginning? It also depends on what was actually commissioned from the architect (service phases). I assume the architect plans, supervises, coordinates, and the construction is done via individual contracts?

When we built with our architect, the rough cost framework was first compared with our wishes. Our architect initially relied only on experience values because there was no detailed planning yet. When this was finished, detailed offers were obtained exactly for our planning. The cost estimate became gradually more accurate or confirmed. The risk that the house will end up being more expensive than the architect initially planned is definitely there. It is important to have an experienced architect who can assess this well. You should always have a 10% buffer (which was enough for us), but sometimes you hear that the house ended up being significantly more expensive and required additional financing. That, of course, is not good! My tip: plan as detailed as possible, get quotes for as much as possible before the first groundbreaking (preferably even before submitting the building permit application), so that you keep costs under control! Once construction has started and you realize it’s getting too expensive, you can’t just save 10 sq meters or something similar. Then it becomes critical.

We are still at the beginning of the considerations, planning; but such a rough estimate needs to be queried, presented, etc. in more detail.

I think there is still a lot to come for us.

Have you had other experiences with architects who have created a more concrete plan? Has anything been requested for that already??

Whoever does work must also be paid for it

Goldbeere is completely right. It depends on the planning status. The more detailed the planning phase, the more detailed the cost calculation

Then I have to specify the question: Were there more concrete or detailed offers or cost estimates from an architect; without immediately being charged for them???

I can’t just take such an offer as a basis and then build with this "rough" offer?!
