Hello!

We have an appointment with the notary on Wednesday regarding the purchase of a plot of land. In advance, we received the purchase contract. At the same time, the bank sent various documents, including one about a land charge registration, so they could later pledge the house as well as the land. It now says that this has to be done by the notary.

Is that something for the very first appointment or is only the purchase contract concluded then and the land charge is done later and both parties have to come again, or can it be combined directly?

Can and should be done in one go. You should inform the notary in advance, he also has to read the stuff aloud.

It doesn’t all have to be done in one go, we didn't have a land charge order at the first appointment either. We went there again later and it was done in a few minutes. So no stress.

You often read that it becomes more expensive because of this. But that’s not true, as everything is fixed in terms of fees.

Of course, it is important that the financing is in place.

We did it in one day. Without the mortgage deed, there simply is no money from the bank. The problem is, once you have signed the purchase contract, for example, you have 30 days to transfer the money, but if the money is supposed to come from the bank, you will have a problem because the bank has no security. For us, the mortgage deed cost a bit, but unfortunately, there was no alternative for us. Good luck
