No construction start date from the house building company! What can we do?

Unfortunately, we were misled by the sales talk of a prefabricated house builder "you will have moved in by the end of the year." We have no binding construction date in the contract! Is this legal? Can we possibly contest it?

We are now unfortunately being strung along. The company now claims that the production of the house only BEGINS once the foundation slab of the house has been ACCEPTED. We are responsible for the foundation slab, but as long as I don’t know when the house will arrive, we obviously won’t lay a foundation slab that might weather away??

Does anyone have similar experience?

Good morning,

if you already have such great understanding problems before the start of construction and still feel "persuaded" about it, I strongly recommend hiring an external building expert / construction supervisor.

There can be interface problems especially with "construction-side" produced BP and house from the BU/GU or similar.
Who, for example, creates the drainage plan after the HT/KG pipes are laid?

If you are getting a timber frame/wood stud house, it MAY be produced / prefabricated only after the BP has the required dimensions. Changing the BP is often impossible, adjusting the prefabrication (for money) is very possible.

And it is nice if the BP has time to reach final strength before the house is put on it :)
What exactly are your fears about something bad happening with the BP?

If the execution plans are correct, then bring on the floor slab, the sooner the better. If you are this uncertain, get a construction supervisor. Having the contract reviewed by a lawyer is also recommended. These are manageable costs compared to the total price.

You should always hire a construction supervisor if you are not a professional yourself. In my opinion, this has nothing to do with insecurity, but is part of minimizing the likelihood of shoddy work in construction.

The contract or an annex to it definitely states when you will be scheduled. With the prefabricated house builders we talked to, scheduling began as soon as the building permit, financing confirmation, and selection of materials were obtained. However, if you, for example, commission the foundation slab yourself, it can of course look different and the scheduling may only occur after the acceptance of the foundation slab.

Basically, production of a prefabricated house only starts shortly before the installation date. The parts are also produced within a few days. Before that, you simply wait for your turn.
