Newly built bungalow - a lot of equity, the rest just KfW?

Hello everyone,

we are planning a house for which we still need about €80,000 out of nearly €300,000. Can the 153 and 124 of the KFW be combined for financing? There are no other loans at all. So we could use the currently cheaper conditions of the KFW, right?

Our advisor really wants to recommend a (Ing-Diba) loan (€30,000) along with 153 (€50,000). The blended interest rate is about 2.6%.
With the KfW the blended interest rate would probably be around 2.08 or so. Have we overlooked something?

Term up to max. 20 years, with special repayment on 153, SZB 10 years, max. 2 start-up years (153)

I'm a bit overwhelmed right now..

KFW 124 is not necessarily worth it... Commitment interest is due after 3 months, and in any case, 50,000 must be financed.
Combo 124 and 153 together are 100,000 over 10 years, then you have overfinanced by 20,000 - from experience, you could always use it anyway - it usually ends up being more than you plan ;)

You definitely received a 10-year plan from ING-DiBa... just compare and calculate!

But on kfw.de it says "up to 50,000" for the 124? The 80,000 are actually quite generous :)

Hello,

theoretically you could only take out KfW funds. In practice, you will probably not find any bank that agrees to this.

Most banks require a minimum loan in their institution to participate in KfW funds. It is also logical, as they earn more on their own credit than on KfW and there is no obligation to only forward KfW funds.
